At-Risk

Under the at-risk approach, Prodigy is literally at risk, holding all subcontracts and guaranteeing both the project costs and schedule. Prodigy acts as both your consultant and general design build contractor from the design phase to completion. This offers you the best of both worlds:

  • Before construction: We participate in design, develop the budget, spearhead value engineering with our preferred subcontractor base, generate and monitor critical path and bar chart schedules, prepare bid packages, initiate early start strategies, and verify the feasibility and construction of design concepts.
  • During construction: We are the onsite manager, overseeing all facets of the construction process, and delivering the project within a guaranteed maximum price. For each specific scope of work, we will only award self-performance contracts to ourselves if we’re the low bidder in a competitively bid work scope.
