Construction management (CM) is a great option for fast-track projects, because it allows the design and build of a project to happen simultaneously while curtailing cost overruns and minimizing your risk.
As your construction manager, our responsibilities include project planning, time and cost management, quality assurance, contract administration, safety, professional project management and turnover.
We offer two approaches to CM:
Under the agency approach, you, the owner, hold all subcontracts and pay Prodigy a fee to act as your advocate at every stage of the project. From conception to completion we use our experience and expertise to safeguard you from risk and help your project run more smoothly, safely and efficiently.
Under the at-risk approach, Prodigy is literally at risk, holding all subcontracts and guaranteeing both the project costs and schedule. Prodigy acts as both your consultant and general contractor from the design phase to completion. This offers you the best of both worlds:
- Before construction: We participate in design, develop the budget, spearhead value engineering with our preferred subcontractor base, generate and monitor critical path and bar chart schedules, prepare bid packages, initiate early start strategies, and verify the feasibility and construction of design concepts.
- During construction: We are the onsite manager, overseeing all facets of the construction process, and delivering the project within a guaranteed maximum price. For each specific scope of work, we will only award self-performance contracts to ourselves if we’re the low bidder in a competitively bid work scope.
